Booking Terms and Conditions
Bookings run from 4pm Saturday to 10am the following Saturday
Bookings are provisional and are not confirmed until written confirmation has been sent to you following the appropriate deposit or payment has been made.
If a booking is made SIX weeks or more before the booking is due to start a deposit of 20% of the rent is due on booking. If a booking is made LESS THAN SIX weeks before the start of the holiday, the full rent must be paid at the time of booking. Once the booking has been accepted by us on payment of either the deposit or full payment due, you are liable for the balance of the payment of rent, plus any additional charges booked, six weeks before the start of the booking. All payments are non refundable and we strongly suggest that you take out holiday cancellation cover. All prices quoted include VAT where applicable. Payments may be made by cheque, or direct bank transfer. Any charges raised against us by our bank for handling any form of payment, or charges for dishonoured cheques, or charges for oversees transfers, will be passed onto you and you are liable to reimburse us within 7 days of notification
Alterations to confirmed bookings will be subject to a £25 administration charge.
We do not offer holiday insurance – The deposit and all extras booked are non refundable and we suggest that if not already covered by a suitable household insurance policy that cancellation cover is taken out. Once we have sent confirmation of your booking the balance is due 6 weeks prior to arrival. Should you cancel your booking for any reason the full balance will still remain due, however if we are able to rebook the property we may be able to refund part of the balance outstanding.
Arrival & Departure Times:
Bookings commence at 4.00pm, unless otherwise notified, on the first day of your holiday and end at 10.00am on the day of the departure.
Pets are allowed in some of our properties by prior arrangement, subject to payment of the appropriate fee (£40). Dogs must be well behaved and kept under control at all times, are not allowed in bedrooms, and must not be left unaccompanied in the property. Any excess cleaning over and above the fee charged will be invoiced to you by us as soon after departure as possible, as per “condition of property/inventory” below.
Bed linen is included in the price and beds will be made up on arrival. Towels will be provided for use exclusively in the property. However we unfortunately are not able to provide beach towels in any of our accommodation.
All gas and electricity costs are included in the booking price.
All of our properties are non-smoking, however smoking is permitted in all outside areas.
Parking is available directly outside each property with space for 2 family cars. Any vehicle and its contents are parked entirely at your risk.
Condition of Property/Inventory:
Before you arrive your property will have been cleaned and inventory checked. Discrepancies and any damage found should be reported within 24 hours of arrival, the inventory will otherwise be deemed to be correct. Losses, damage or any other cleaning necessary over and above normal servicing, will be invoiced to you on or as soon after departure as possible. By accepting these terms and conditions you authorise us to deduct payment for these items form your credit or debit card.
Photographs of the interiors of properties are representative only and interiors may vary. Changes to external premises or facilities described or changes to availability of properties are outside of our control and cannot be relied upon absolutely. we take no responsibility for noise or nuisance resulting from third party activity over which we have no control. You are responsible for ensuring the property is suitable for your needs prior to booking.
Damage to Property:
You are liable for the full cost of any damage during the letting and any excessive cleaning.
